Palm Bay, Florida has a number of new home builders in the area. As of August 3rd, 2017 there is a good amount activity among new home builders in the area. Many of the new homes available in Palm Bay are not located in communities, however, on lots that are scattered through out the area. In fact, most home builders in the area will build on your lot or any lot for sale. This is very interesting in comparison to the way home builders operate in other areas around the United States. In Palm Bay there are many vacant lots that are scattered through out the city, especially south of Malabar Rd and near Bayside Lakes.

The Vacant Lot Situation
The reason the scattered vacant lot situation has occurred in Palm Bay is due to a prior planned development of the land in the area. Back in the 1950/60/70's General Development Corporation, Florida Canada, and Mackle Company, Inc had been buying and developing land in Florida. In 1959 they began developing an area called Port Malabar, which would become part of Palm Bay. You will see that most of the vacant lots in the area are in a subdivision called Port Malabar, which is the original community the company(ies) had planned to build. The development companies never got around to developing the region fully as General Development Corporation closed down in 1991. Much of the land was auctioned off and sold to numerous buyers, thus creating a situation where small lots were owned by many people. Since most of the lots are owned by many persons and legal entities, it is harder for a builder to acquire a large piece of land in the area. Also, most of the land has already been developed, which makes it easier for builders to build on lots in the area. This has created the situation where builders will build homes on the various vacant lots in the area.
Some home builders like DR Horton have acquired large tracts of land and do have regular communities. These communites are like the ones most home builders create, which are full developed by the company "building" the homes.

Almost all of the home builders in Palm Bay have model homes and offices on Emerson Dr SE in South Palm Bay (South of Malabar Rd SE).
